    any brokers out there

    This board seems pretty quiet. Are there any brokers out there interested in discussing the current market? We've seen a ton of refi work over the past few days / weeks, but very little new sales. I'm curious to know what others are seeing (I'm in Texas).

    You might start with the city or county in which you reside to check and see what first time home buyers programs they have for their city and or county.

    Most have a list of approved mortgage brokers that can administer their program, so you will have to select one of their approved brokers from their list. They will give you a copy.

    Call once of the brokers so you can get pre-approved. They will want to complete a loan application so they can run a credit report. The credit report will give your credit score.

    The credit score will determine what mortgage program you are qualified for. Also will determine the amount you will have to bring for a down payment and the interest rate.

    Once you have been pre-approved for a mortgage you will be able to find a real estate agent to find a house.

    After finding a house the real estate agent along with you will get the sales contract signed an appraisal done after which your mortgage broker will finally get loan docs for you to sign.

    Hi annimal.

    I just stumbled across this board by accident, but it does seem pretty quiet. I'm a broker from Colorado and we saw a big increase in refi activity in Jan, but it's slowed down a bit in Feb. With the new mortgage legislation now in place, I expect my phone to be ringing off the hook. We've had a few new sales come through earlier this year, but there is definitely not a turnaround in sight yet for new purchases.
